800+ development using decentralized services

This project leverages the DHD Program to increase density from 87 units to 800+ units

This project is located just on the other side of the service boundary to a municipality and is close to highway access, local services, and amenities. The zoning had only allowed for single detached estate homes because the property is not connected to (nor can it be) full municipal water and wastewater services. The developers required an alternative approach to water and wastewater servicing to the density and diversity needed to make the project financially feasible. Both developers did not want estate homes and needed increased density to make the project financially viable. Using our DHD Program, the developers are going through the predevelopment process of integrating a decentralized communal system for water and wastewater servicing. By utilizing an alternative approach that was not private systems, the development can increase its density by almost 10 times the baseline amount. The before and after images show the contrast in development opportunities when decentralized systems are applied versus private systems.
